Room Occupancy and Usage

How much unused space do you rent, heat, cool, clean and light?

New working time models, home office and desk sharing are becoming increasingly popular. Important decisions such as reorganizations, new teams or staff reductions have to be made. Numerous new questions and challenges arise in land management. How high is the utilization of existing space? What to do if 20% more or fewer employees need to be accommodated at short notice?

Gut feeling and rough estimates are not enough and often lead to misjudgments. According to studies, the utilization rate of meeting rooms, for example, is consistently and substantially overestimated. Enormous optimization potential remains undiscovered. The conclusion: Real usage data is necessary for proactive space management.

Challenges

  • Determine capacity utilization of existing areas, e.g. during the corona crisis
  • Recognize optimization potential
  • Flexibly adapt room utilization

An overall solution for all rooms and locations

Wireless sensors record current room usage values and transmit them via gateways and mobile communications. The data is clearly displayed in the LineMetrics Cloud.

Erfassung von Auslastung

Anonymous recording of capacity utilization

Based on body temperature, anonymously record which rooms are occupied when, for how long and with how many people.

Sensor

Discreet wireless sensors, no cables required

Elegant battery-operated and radio-based occupancy sensors blend unobtrusively into the room.

Daten und Fakten

Data and facts instead of gut feeling

Argue with facts. Record the utilization of buildings, rooms or even desks.

Bedarfsorientierte Services

Demand-oriented services and optimization

Based on the usage data, cleaning intervals, heating, ventilation etc. can be planned and implemented more efficiently.

Optimize utilization of meeting rooms

Free meeting rooms are rare. However, studies show that only 60% of the reserved rooms are actually used. They are often used “incorrectly”, for example, discussions take place in the large conference room, while there is no suitable room available for meetings with many participants.

Although both employees and managers sometimes have a feeling for whether or how efficiently the meeting rooms are being used, they cannot prove this with figures. Utilization sensors help here: they anonymously record which rooms are occupied when, for how long and with how many people. This makes optimization easy.

Improve office space utilization

Increasing flexibility in terms of where and when people work enables greater space efficiency, but makes it all the more difficult to assess which spaces are actually being used and to what extent. The complexity increases enormously, especially in larger offices. Full transparency is a basic prerequisite for efficiency gains.

Motion and occupancy sensors can record which areas of the office or which desks are occupied when and for how long in a stylish, battery-operated and wireless way. This real-time data shows the status quo and helps to identify trends and make fact-based decisions. This makes it possible to optimize space and make better decisions for extensions, conversions and new builds.

Cleaning on demand instead of on schedule

Until now, cleaning work was usually carried out at fixed intervals. The actual use and soiling of the premises played no role in this.

This can lead to the cleaning of meeting rooms that have not even been entered in the meantime, or to dirty reception foyers that are only cleaned every few days as usual despite slush and footprints. Usage-dependent control can therefore save money and also increase quality. Sensors can use body temperature to anonymously detect the number of people. The data enables efficient cleaning operations based on actual requirements.

Optimize plant utilization

The machinery used is often very heterogeneous: area of application, manufacturer, year of purchase, type, etc. vary. Some machines already provide data, but the majority require manual recording and evaluation. It is therefore not surprising that there is no overall view – and therefore no basis for planning capacities, shifts and new acquisitions.

Detailed recording of energy consumption provides a simple remedy for any system. This indicates the status of a system, e.g. whether it is switched off, in standby or in various operating modes. Central evaluation in the cloud is possible in real time and provides valuable approaches for optimization.
